Q:WHAT IF I NEED ADVICE DURING MY LISTING PERIOD?


A:Flat Fee listing services are not for everyone.  Our services are only beneficial to owners that are experienced in the listing, negotiations and closing processes.  If you are concerned about your knowledge of all the steps to the transaction it is definitely suggested that you consider listing with a full service real estate company.  In those cases the full commission will be well worth your cost.


Q:WHAT IF I NEED LEGAL ASSISTANCE DURING MY

                      LISTING PERIOD?


A:Since we are not practicing attorneys we suggest you contact a lawyer to assist in review of all contracts, addendum, closing statements, etc.


Q:I DON’T THINK I WILL NEED ANY OF THE ADDITIONAL OR ALA-CARTE SERVICES.  WHAT IF I CHANGE MY MIND?


A:You may add on any additional services at any time. Just click on the payment link at the bottom of our home page and you will initiate the specific service you wish to add.


Q:HOW DO I PAY FOR THE FLAT FEE SERVICE?


A:Pay pal is the most beneficial option as it offers you the ability to immediately list your property without delays due to mailing of a payment. You may also pay with a check, money order, cashier’s check or wire transfer.  See the bottom of our home page for payment instructions.


Q:HOW LONG ARE THE LISTING PERIODS?


A:Our standard listing period is offered for 180 days or 6 months.


Q:WHAT IF I SELL MY HOUSE ON MY OWN?


A:You must contact us immediately once you have a ratified offer contract and we will transfer your MLS listing status to “Pending Sale.”  You are also required to notify us once you have closed on the sale and we will transfer your MLS listing status to “Closed Sale.”  You will not be obligated to pay a 3% co-brokerage commission if  we are notified and receive a copy of your contract and closing statement if you sell your property on your own.


Q:HOW MUCH IS REQUIRED THAT I OFFER IN COMMISSION TO A CO-BROKER?


A:We suggest offering at least 3-4% commission to encourage more buyer’s agents to show your home to their prospective clients.
